Radon System Repair & Fan Replacement in Muncie, IN

Radon fans last about ten years, and they fail silently. The system looks exactly the same from the driveway, the pipe is still there, and the house quietly refills with radon over the following weeks. The one thing that tells you is the manometer on the pipe, and almost nobody looks at it.

The problem with a system nobody checks

There are a lot of radon mitigation systems in Delaware County. In a Zone 1 county with an average indoor level at the action level, they have been going in on real estate transactions for years, and every one of them has a fan on it with a finite life.

Here is the failure mode that makes this worth a page of its own: a dead radon fan produces no symptom. No alarm, no light, no smell, no change you would notice. The white pipe is still on the side of the house. From the outside, a system that stopped working three years ago and a system running perfectly are indistinguishable.

Meanwhile the house returns to its pre-mitigation level over a period of days to weeks. A home that tested at 9.0, got a system, retested at 1.4, and lost its fan in year eleven is a 9.0 house again, and the family living in it has every reason to believe they solved this problem a decade ago.

Reading your manometer
  1. Working. The liquid sits at different heights in the two columns. That offset is the suction your fan is pulling. Photograph it now, while the system is known-good, so you have a baseline.
  2. Not working. The two columns are level with each other. The fan is not moving air, and the house has been refilling with radon since it quit. See system repair.

Check it once a season. It takes five seconds and it is the only warning you will ever get.

Signs your system has stopped working

  • Level manometer. The definitive sign. Both columns of liquid at the same height means no suction.
  • Silence. If you could always hear a faint hum near the fan and now you cannot, the motor is not turning.
  • New noises. Grinding, rattling, or a rising and falling pitch means bearings are wearing. This is your warning shot before failure.
  • A retest that came back high. If a house with a system tests above the action level, something in the system is not doing its job.
  • The system is a decade old. Age alone is reason enough to check.
  • Visible damage. Cracked pipe, a disconnected joint, a fan housing damaged by weather or a ladder, or a discharge point that got blocked.

A note on the last one: the manometer measures suction in the pipe, so it tells you the fan is moving air. It does not tell you the air is going where it should, or that a seal in the crawl space has not failed. That is what a retest is for.

What fan replacement involves

Straightforward work, assuming the rest of the system is sound. The old fan comes off, the new fan goes on in the same location using the existing pipe and couplings, the electrical connection is remade, and the system restarts. Most replacements are a short visit.

The judgment call is fan selection, and it is worth insisting on. The replacement should be sized to the static pressure your specific system actually needs, which is not automatically the same model that was originally installed. If the original system was underperforming, replacing like-for-like reproduces the original underperformance.

Cost is a fraction of a full system, since the pipe, routing, sealing, and electrical are already in place. It is quoted after the system is looked at, because the answer depends on what fan the system needs and whether anything else has degraded in ten years of Indiana weather.

Fixing the systems that never worked right

The second half of this page is for a specific and fairly common situation: a system that is running exactly as designed and still not achieving the number it should. Usually a flip house, a DIY install, or the cheapest bid on a transaction where somebody just needed a pipe on the house before closing.

What tends to be wrong:

  • Undersized fan. The most common. A low-suction fan on tight clay soil moves air through the pipe, satisfies the manometer, and never develops a suction field across the whole slab.
  • Too few suction points. A large or subdivided slab needs more than one. A single point at one corner of a 2,600 square foot footprint leaves most of the house outside the field.
  • Unsealed sump pit. A wide-open pit lets the fan pull easy air instead of soil gas, which short-circuits the whole system. One of the cheapest fixes with one of the largest effects.
  • Unsealed slab penetrations and joints. Same principle, distributed across more openings.
  • Improper discharge. Terminating below the roofline, too near a window, or into a soffit lets discharged gas re-enter the house.
  • Interior fan placement. A fan mounted in conditioned space puts the pressurized side of the system inside the house, so any leak downstream of the fan pushes radon into your living area rather than out of it.

The diagnostic sequence is the same regardless: verify the fan is running, verify suction, then test the house. If the fan runs, the manometer shows suction, and the number is still high, the problem is in the design or the sealing, not the fan.

Retesting after any repair

Every repair should end with a test. Replacing a fan restores suction; only a measurement tells you it restored the level.

Use a short-term test, at least 48 hours under closed-house conditions, and keep the result with your home records alongside the original post-mitigation test. Over the life of a house, that small stack of paper is what proves the system has been maintained, and it is what the next buyer’s agent will ask for.

How long do radon fans last?

Roughly ten years is the working assumption. Some go longer, some fail earlier, and the variables are the usual ones: continuous runtime, weather exposure, and whether the fan was correctly sized for the static pressure it has been fighting for a decade.

If your system was installed with the house and the house is now fifteen years old, the fan is past its expected life whether or not anything sounds wrong. Look at the manometer.

Is it normal for a radon fan to be loud?

A healthy fan is a low, steady hum, noticeable outside near the unit and generally not inside the house. What is not normal is a change: new rattling, grinding, a rhythmic clicking, or a pitch that rises and falls. Those usually mean worn bearings, and a fan that has started making new noises is typically months rather than years from failing.

Sudden silence is the one to act on immediately. Also worth ruling out: some noise complaints turn out to be a pipe that was never isolated from the framing, which transmits normal fan vibration into the structure. That is a mounting fix, not a fan replacement.

Do I need to retest after replacing a radon fan?

Yes, and it is not an upsell. Replacing a fan restores suction, but it does not verify that the restored suction is doing the job. If the original system was marginal, if the house has changed since, or if a seal failed somewhere while the fan was dead, the new fan may not get you where you need to be on its own.

A short-term test after the repair costs very little relative to the fan and closes the loop. Without it, you have a running fan and an assumption.
