Radon Mitigation in Yorktown, Indiana

Yorktown has the newest housing stock of any town we serve, which produces the single most expensive misconception in local radon: that a newer home on a slab is somehow safe. It is not. Yorktown sits in the same EPA Zone 1 county as Muncie, over the same soil, and we are about ten minutes east.

What we know about radon in Yorktown

  • Yorktown is in Delaware County, EPA Zone 1, exactly like Muncie. The town line is not a geological boundary, and the county designation applies to every address inside it.
  • Newer construction is not immunity. Radon enters through the joint where a slab meets the foundation wall, through control joints, and through plumbing and conduit penetrations. Every one of those exists in a house built in 2015.
  • Slab-on-grade changes the mitigation, not the risk. Many Yorktown subdivisions are slab or shallow-basement construction, which affects how a system gets designed rather than whether one is needed.

The “it’s a newer house” problem

Yorktown’s housing skews substantially newer than Muncie’s, and that produces a predictable conversation. A homeowner sees radon coverage aimed at old block-foundation basements, looks at their fifteen-year-old house on a poured slab, and concludes the topic does not apply to them.

It is an understandable read, and it is wrong in a way that costs money later, usually at an inspection two weeks before closing.

Here is what construction age actually changes and what it does not.

What it does not change: the soil. Radon comes from uranium decaying in the ground. The ground under a 2010 Yorktown subdivision is the same east-central Indiana glacial till as the ground under a 1930 Muncie bungalow. Delaware County’s Zone 1 designation is a statement about the geology, and the geology does not know when the house on top of it was built.

What it does not change: the entry paths. Every slab has a perimeter joint where it meets the foundation wall. Every slab has control joints, deliberately placed so cracking happens where it was planned rather than at random. Every slab has penetrations for plumbing drains, water supply, and electrical conduit. Those are not defects. They are how slabs are built, and they are how soil gas gets in.

What it does change, and not in your favor: air tightness. A newer home is sealed better, with tighter envelopes and better windows. That is good for the heating bill. It also means less accidental air exchange diluting whatever enters from below. A tight house with a modest radon entry rate can hold a higher concentration than a leaky old house with a larger one.

What it might change in your favor: passive rough-in. Some newer construction includes a passive radon system, a capped pipe from below the slab up through the roof. If yours has one, mitigation is much cheaper. Worth going and looking.

Slab-on-grade mitigation

Most Yorktown homes needing mitigation get a sub-slab depressurization system, the same core method used on a basement. A core hole through the slab, a suction pit excavated in the material below it, sealed pipe to a fan outside conditioned space, and a discharge above the roofline.

Two things come up more often on slab homes:

Routing. With no basement to run pipe through, the route to the roof usually goes through a garage, an interior chase, or up an exterior wall. Garage routing is generally the cleanest result and the most cost-effective. This is worth discussing before install rather than after, since it is the part of the job you will look at every day.

Suction field coverage. A single-story slab home can have a large footprint on one level. Whether one suction point covers it depends on what is under the slab, which is what a pressure field diagnostic determines. It is the difference between a system that works and a system that runs.

Buying or selling in Yorktown

Yorktown’s newer inventory means transactions here often involve homes where nobody has ever tested, because nobody thought to. That makes the inspection-period radon test the first measurement the house has ever had, and a surprise at that stage is a negotiation under time pressure.

If you are buying, do not let “it’s a newer home” talk you out of the test; it costs little and it is the only way to know. My house is new. Do I still need a radon test?

Yes, and newer homes have a specific reason of their own. Modern construction is built tight, with better air sealing, better windows, and less incidental air leakage. That is excellent for energy bills and it means less unintentional dilution of whatever comes in from the soil.

Was my Yorktown house built radon-resistant?

Possibly, and it is worth finding out. Indiana has not universally required radon-resistant new construction, so whether your home got a passive system depends on the builder and the year.

Look for a capped vertical PVC pipe running from below the slab, up through the house, and out the roof, often with an electrical junction box near it in the attic. That is a passive rough-in. If it is there and your test comes back high, activating it means adding a fan to a pipe that already exists, which is far cheaper than a retrofit. If you do not find one, you have a standard mitigation situation.
